Office Hours

Our office is open Monday through Friday, 9:00 AM – 5:00 PM. We are committed to responding to all standard inquiries within one (1) business day.

Our office observes the following federal holidays and holiday closures:

  • New Year's Day - January 1

  • Martin Luther King Jr. Day - Third Monday in January

  • Presidents' Day - Third Monday in February

  • Memorial Day - Last Monday in May

  • Independence Day - July 4

  • Labor Day - First Monday in September

  • Columbus Day - Second Monday in October

  • Veterans Day - November 11

  • Thanksgiving Day - Fourth Thursday in November

  • Black Friday - Day after Thanksgiving

  • Holiday Week - December 24 - January 1

During all office closures, our emergency line remains available 24/7 for urgent situations affecting health, safety, or habitability. Text EMERGENCY to (619) 742-4259.

For Tenants

To ensure your request is properly logged and handled in a timely manner, all maintenance requests and general inquiries must be submitted through your Buildium Tenant Portal.

Submitting through the portal guarantees your request is tracked, prioritized, and assigned to the right team member.

Emergency After-Hours Line

For emergencies involving immediate risk to life or safety, always call 911 first.

For urgent situations requiring immediate attention outside of business hours, text (619)-742-4259. Begin your message with the word EMERGENCY, followed by your name, property address, and a brief description of the issue.

Emergency situations may include, but are not limited to:

  • Active water intrusion or flooding

  • Sewage backup

  • Visible mold growth affecting habitability

  • Complete loss of heat or electricity

  • Gas leak (evacuate immediately and call 911 first)

  • Fire (call 911 first)
